Additional Information

Information and approvals required for new construction and building additions

Before you submit a building permit to the City of Thunder Bay, you must confirm the following information and provide additional details with the application if they relate to your application.

Does the project fit within current zoning regulations?

Consult the Thunder Bay Planning Department using the zoning enquiries request form. For more information on zoning click here.

Is City water available for the proposed site?

If yes, contact the City of Thunder Bay Engineering Division at (807) 625-2702 for a water connection.


If not, provide proof of an adequate water supply from a master plumber or licensed well technician. Forms are available from our office or click on the links below:

Is City sewer available for the proposed site?

If yes, contact the City of Thunder Bay Engineering Division at (807) 625-2702 for a sewer connection.

If not, contact the Thunder Bay District Health Unit at (807) 625-7990 for septic field approval.

Are there existing buildings on the property that will be removed?

If yes, contact Thunder Bay Building Division at (807) 625-2574 for a demolition permit application and to obtain a copy of the Guide to Demolition Permits.

Is the lot within 40 metres of a highway?

If yes, contact the Ontario Ministry of Transportation at (807) 473-2000 for approval.

Is the site within hearing distance of rail lines or airport noise?

If yes and your property is within a registered plan of subdivision, check your subdivision agreement to
determine how the noise will affect your property.

If yes and your property is not within a registered plan of subdivision, contact the Thunder Bay Building Division at (807) 625-2574 for requirements and information.

Are there any unique natural features on the site, such as a woodlot, wetland, or creek?

If yes, contact the Lakehead Region Conservation Authority at (807) 344-5857 for approval to proceed.

Is the site within a Heritage District or does it involve a building designated by the Heritage Advisory Committee?

If yes, contact the City Clerk at (807) 625-2238 for approval to proceed.
