The Planning Services Division would like your comments on a proposal to:

  • Permit the conversion of a commercial unit into a dwelling unit within the existing building at this location
  • Add an apartment dwelling as a permitted use in this zone at this location

Your comments will be used to prepare a recommendation to City Council.  All comments received will become public information. This means that any information provided in written submissions, including names and contact information, will become part of the public record.

You should submit your comments no later than January 14th, 2018, quoting Z-24-2018.  Copies of all letters will be forwarded to City Council and to the applicant. 

Background and Proposal

Currently existing on the property is a mixed-use building with a commercial use on the ground floor, and residential uses on the ground and upper floors.

The applicant has applied to convert the commercial unit to residential.

The supply of parking is not proposed to change.

The applicant’s site plan has been provided for your review.

Purpose and Effect of Proposal

The purpose of this proposed amendment is to add an apartment dwelling as a permitted use in the ″C4″ - Arterial Commercial zone.  

The effect of this amendment would be to allow for the conversion of a vacant commercial unit to residential for a total of 3 dwelling units in the building.
