The Planning Services Division would like your comments on a proposal to:

  • Reduce the required number of loading spaces to 0 from 1
  • Reduce the minimum required front yard setback to 2.5m from 6.0 m
  • Reduce the minimum required interior side yard to 1.6m from 3.0m
  • Increase the maximum height to 18.9m from 12.0m
  • Reduce the required number of parking spaces to 133 from 213
    • The Applicant is proposing to lease an additional 22 spaces from the City. 
    • Establish any other related development parameters.

Your comments will be used to prepare a recommendation to City Council.  All comments received will become public information. This means that any information provided in written submissions, including names and contact information, will become part of the public record.

You should submit your comments no later than May 6th, 2019, quoting Z-04-2019.  Copies of all letters will be forwarded to City Council and to the applicant. 

Background

The subject property is located on the south west corner of Arthur Street West and the Thunder Bay Expressway (Highway 61), as shown on the attached map.

760 Arthur Street West is currently occupied by the Hampton Inn & Suites by Hilton Thunder Bay. 740 Arthur Street West is currently occupied in part by the parking lot associated with the building on 760 Arthur Street West. The two properties are proposed to be developed in tandem.

Proposal

The applicant has applied to amend the Zoning By-law on a site specific basis as it relates to parking, loading height, and setbacks in order to accommodate a 5 storey hotel with 88 rooms.

Purpose and Effect of Proposal

The purpose of the proposed amendment is to amend the Zoning By-law as it relates to 740/760 Arthur Street West. The proposed amendment would:

  • Reduce the required number of loading spaces to 0 from 1
  • Reduce the minimum required front yard setback to 2.5m from 6.0
  • Reduce the minimum required interior side yard to 1.6m from 3.0m
  • Increase the maximum height to 18.9m from 12.0m
  • Reduce the required number of parking spaces to 133 from 213
    • The Applicant is proposing to lease an additional 22 spaces from the City 
    • Establish any other related development parameters.

The effect of this amendment would be to permit the construction of a 5 storey hotel with 88 rooms. The site containing this new hotel would be connected and designed in conjunction with the neighbouring site containing an existing hotel under common ownership.
