The Planning Services Division would like your comments on a proposal to:

  • Add Mixed Use Building as a permitted use in this zone at this site,
  • Establish a minimum lot area of 1020m2 for a mixed use building with a maximum of four dwelling units,
  • Reduce the minimum parking requirements to 1 space per 35m2 of gross floor area (GFA) of commercial space, and 1 space per dwelling unit, for a total of 19 spaces, and
  • Establish any other related development parameters.

at 377 Cumberland Street North.

Your comments will be used to prepare a recommendation to City Council.  All comments received will become public information. This means that any information provided in written submissions, including names and contact information, will become part of the public record.

You should submit your comments no later than May 24th, 2019, quoting Z-06-2019.  Copies of all letters will be forwarded to City Council and to the applicant.  

Background

Currently the property is vacant. The site previously contained lodging cabins. 

Proposal

The applicant has applied to amend the Zoning By-law on a site specific basis as it applies permitted uses, parking, and minimum lot area to accommodate a mixed-use building with a ground floor commercial unit and 4 dwelling units on the upper floors.

Purpose and Effect of Proposal

The purpose of the proposed amendment is to amend the Zoning By-law as it relates to 377 Cumberland Street North. The proposed amendment would:

  • Add Mixed Use Building as a permitted use in this zone at this site,
  • Establish a minimum lot area of 1020m2 for a mixed use building with a maximum of four dwelling units,
  • Reduce the minimum parking requirements to 1 space per 35m2 of gross floor area (GFA) of commercial space, and 1 space per dwelling unit, for a total of 19 spaces, and
  • Establish any other related development parameters.

The effect of this amendment would be to permit the construction of a 3 storey mixed-use building with a ground floor commercial unit and four dwelling units on the upper floors.
