NOTICE OF APPLICATION
File no. Z-09-2022 - Proposed Zoning By-law Amendment at 1507 John St. Rd (R. Tuchenhagen) to rezone the lands for residential development.
The Planning Services Division would like your comments on a proposal to:
• Rezone the eastern portion of the lands to the UL – Urban Low Rise Zone (Property Location One);
• Rezone the western portion of the lands to the UL – Urban Low Rise Zone subject to a Holding provision (Property Location Two); and
• Establish any other related development parameters.

You should submit your comments no later than June 9, 2023, quoting file number Z-09-2022. Copies of all letters will be forwarded to City Council and to the applicant. Your comments will be used to prepare a recommendation to City Council. All comments received will become public information. This means that any information provided in written submissions, including names and contact information, will become part of the public record.
The subject property is located on 1507 John St. Road, as shown on the map below.
Background and Proposal
Currently existing on the property is a single detached dwelling and detached garage.
The applicant has applied to rezone the lands from the FD – Future Development Zone to the UL – Urban Low Rise Zone. A holding provision would be place on a portion of the lands. The applicant intends on creating additional lots from this parcel.

Purpose and Effect of Proposal
The purpose of the proposed amendment is to rezone the lands for future residential lot creation.
The effect of this amendment would be to create a new lot and allow for additional homes on the lands.
