If you wish to be notified of the decision of the Committee of Adjustment in respect to an application, you must submit a written request to coa@thunderbay.ca.

Copies of all comments will be forwarded to the Committee and to the Applicant. The collection of personal information including names and contact information provided in written submissions is made under the authority of the Planning Act for the purpose of creating a Public Record. Personal information is collected in compliance with the Municipal Freedom of Information and Protection of Privacy Act.

Right to Appeal

Only the applicant, the Minister or a specified person or public body that has an interest in the matter may, within 20 days of the making of the decision, appeal to the Ontario Land Tribunal against the decision of the Committee of Adjustment.

Minor Variance & Permission Applications

The purpose of this application is to gain relief from the Zoning By-law, as set forth in the application and described in the list below:

  • Table 3.1.2a, Increase the maximum number of homes from 30 to 49 units
  • Table 3.2.1d, Reduce the minimum rear setback from 6.0 to 1.8 m
  • Table 3.2.1d, Reduce the minimum interior side setback from 1.5 to 1.1 m
  • Table 3.3b, Reduce the minimum landscape area of the lot area from 20% to 17%
  • Table 3.3b, Reduce the minimum landscape strip along the east lot line from 3.0 to 1.5 m
  • Table 3.3b, Reduce the minimum number of parking spaces from 62 to 49
  • Table 3.3b, Reduce the minimum number of loading spaces fom 1 to 0
  • Section 11.1.2a, Reduce the minimum driveway distance from the intersection of two street allowances from 9.0 to 7.8 m
  • Section 11.8.2b, Reduce the minimum sight triangle from 8.0 to 7.8 m along the front lot line and from 8.0 m to 4.8 m along the east lot line
  • Table 13.1.2, Increase the maximum height in Area 2 of the Height Restricted Area for Aircraft from 10 to 13 m

 

If approved, the effect of this application would be the construction of a four storey, 49-unit apartment on the subject lands.

  • Table 3.3b, Reduce the minimum separation distance between driveways on the same lot from 4.5 to 1.6 m

 

If approved, the effect of this application would be the construction of a four-unit apartment building on the subject lands. This application is being recirculated to reflect changes to the proposed building placement and parking configuration.

  • Table 3.2.2, Increase the maximum height for an accessory building from 4.6 to 5.6 m
  • Section 11.2.1, Reduce the minimum separation distance from an exterior lot line to a balcony from 3.6 to 3.0 m

 

If approved, the effect of this application would be the construction of a two-storey accessory building and the relocation of an existing one-storey accessory building (shed) to the rear of the property on the subject lands.
