Purpose and effect of by-law
The purpose of By-law Number 293/2024 is to amend the City of Thunder Bay Zoning By-law 1/2022, as amended, as it applies to 310 Dog Lake Road. Specifically, this By-law is rezoning the subject lands from Rural (RU) Zone to Rural (RU) Zone with site specific provision 107 (RUSP107) to facilitate the establishment of a motor vehicle service use as a home business:
The following site specifics were approved:
- To permit a motor vehicle service use as a home business.
- To permit a maximum gross floor area (GFA) of 44% of the combined GFA of the home and all accessory buildings and structures on the lot for the home business.
The effect of this amendment permits the establishment of a motor vehicle service use as a home business within the existing accessory building on site, excluding heavy industrial uses such as body repair, painting or coating of motor vehicles.
This By-law applies only to the lands described in By-law Number 293/2024 and does not affect any other lands. A key map showing the location of the lands to which this By-law applies is shown on page 3 of this notice.
The subject lands are not subject to any other application under the Planning Act at this time.
