The Planning Services Division would like your comments on a proposal to amend the Zoning B-law to permit the construction of a 4-unit apartment dwelling at 420 Sixth Avenue.

Your comments will be used to prepare a recommendation to City Council.  All comments received will become public information. This means that any information provided in written submissions, including names and contact information, will become part of the public record.

You should submit your comments no later than June 14th, 2019, quoting Z-07-2019.  Copies of all letters will be forwarded to City Council and to the applicant. 

Background

The subject property is located on the north side of Sixth Avenue between Winnipeg Avenue and High Street South. 

Currently the property is vacant.

Proposal

The Applicant has applied to amend the Zoning By-law on a site specific basis as it applies to permitted uses, required area and side yard setback, and access to a parking lot in order to accommodate the construction of a 4-unit apartment dwelling.

The applicant’s site plan has been provided for your review.

Purpose and Effect of Proposal

The purpose of the proposed amendment is to amend the Zoning By-law as it relates to 420 Sixth Avenue. The proposed amendment would:

  • Add Apartment Dwelling as a permitted use in this zone at this site.
  • Reduce the required frontage for an apartment dwelling to 15.25m from 22.0m.
  • Reduce the required interior side yard for an apartment dwelling to 1.5m from 3.0m.
  • Amend the parking and access regulations to allow a parking lot to connect directly to a laneway.
  • Establish any other related development parameters.

The effect of this amendment would be to permit the construction of a 4-unit apartment dwelling.
