The Planning Services Division would like your comments on a proposal to:

  • Define a microbrewery as a building or part thereof used for the small-scale production of beverages including beer, wine, cider, and spirits
  • Permit a microbrewery at this location
  • Limit the size of a microbrewery to 1,500 square metres
  • Establish that all emissions and vapours created by a microbrewery shall be wholly contained within the unit or discharged to the municipal sewer
  • Establish any other related development parameters

at 77 Court Street South.

You should submit your comments no later than March 27, 2020, quoting file number Z-04-2020. Copies of all letters will be forwarded to City Council and to the applicant.

Your comments will be used to prepare a recommendation to City Council.  All comments received will become public information. This means that any information provided in written submissions, including names and contact information, will become part of the public record.

Background

Currently existing on the property is a vacant commercial building with a footprint of approximately 435 square metres (4682 sq. ft.) and an associated parking area. A significant portion of the property is a vacant lawn.

There is a variety of commercial and low density residential in the surrounding area. Immediately adjacent to the southeast is a single detached dwelling. North of the subject property, across Court Street, are more single detached dwellings and a motor vehicle sales establishment. Northwest of the property, across Manitou Street, is a motor vehicle service station. 

The property is located in the Strategic Core designation of the Official Plan and the “C5” – Central Business District Zone.

Proposal

The applicant has applied to define and permit a microbrewery at this location. This may include an associated restaurant space and retail area which are currently permitted in the “C5” Zone.

The long term development plan for this site includes three other mixed use buildings with commercial space on the main floors and residential units above.

The applicant’s site plan has been provided for your review.

The purpose and effect of the proposed amendment is to define and permit a microbrewery at this location.
