Planning Services Division would like your comments on a proposal to:

  • Permit the construction of a four unit Apartment Dwelling on an interior lot;
  • Reduce the minimum required lot frontage to 20 metres from 22 metres;
  • Reduce the minimum required lot area from 660 to 643 square metres
  • Reduce the minimum required interior side yard to 0.5 metres from 1.5 metres;
  • Reduce the minimum required parking spaces to 1 parking space from 1.5 per dwelling unit;
  • Establish any other related development parameters.

Your comments will be used to prepare a recommendation to City Council.  All comments received will become public information. This means that any information provided in written submissions, including names and contact information, will become part of the public record.

You should submit your comments no later than April 3rd, 2020, quoting Z-06-2020.  Copies of all letters will be forwarded to City Council and to the applicant. 

Background

The subject property is currently vacant and zoned “R2” – Residential Zone Two. The surrounding area is primarily residential. 

Proposal

The Applicant has applied to amend the Zoning By-law to permit the construction of a four-unit Apartment Dwelling on an interior lot, reduce the minimum required frontage, reduce the minimum required lot area, reduce the minimum required interior side yard, reduce the minimum required number of parking stalls per dwelling unit, as well as establish any other development parameters.

Purpose and Effect of Proposal

The purpose of the proposed amendments is to amend the “R2” – Residential Zone Two regulations to allow for an Apartment Dwelling on an interior lot.

The effect of these amendments would be to allow the construction of a four unit two-storey Apartment Dwelling at 184 Brent Street.
